Post Construction Cleaning/Water Damage

Prevent damage to your home from a frozen water pipe by flipping off the breaker to your water pump when you leave for a length of time. Over the last several years, I have been hired to do post-construction cleaning due to frozen water pipes in which the homes were damaged from $10,000 to $150,000. In one case, the homeowner was consumed in a fight of over two years with the insurance company to pay for the damage. In the meantime, the house was unlivable with the homeowner in limbo, renting, with most of their belongings in storage.

The obvious damage of water is to your flooring but sheetrock wicks the moisture, it can also condense in the vents, damage ceilings and, in some states’ re-construction codes, require replacement of electrical wiring in the entire structure. In the home above, water flowed out under four patio doors, trapping moisture under the sills, swelling the doors and forcing their replacement at the cost of over $10,000.

Keeping detailed records in any insurance claim is a must. Photograph everything. Any meeting with an insurance rep ~ by phone or in person ~ should be followed with a certified letter to the company documenting it. You have up to two years (Minnesota) to make additional claims under the file for newly discovered damage. For example, water damage does not make itself evident on the finish of furniture as the wood takes its time to dry and contract.

If you feel this way about cleaning your bathroom it is time to call in a professional OR buy a good quality pair of rubber gloves. Psychologically, most anything can be tackled with protection (gloves) – and a disinfectant.

Bathroom cleaning tips:

  • Start with the shower. Take all shampoos, soaps etc. and put them on the sink. If you have a shower head as described in my post #1 Cleaning Tool: Shower Head + Hose, it is easier but if not, fill a bucket with water and grab a large plastic glass or yogurt container to wet the walls. Spray on your disinfectant, scrub with a scratchy pad/sponge. 3M has a line of Scotch Brite pads and sponges I use for different surfaces, water hardness or build-up of soap scum. One of my favorites is to combine a car cleaning sponge with a 3M Commercial Cleansing Pad #98 by placing the sponge on top of the pad.

  • Wiping the toilet top to bottom can sometimes require several rags. If one becomes full of dust or pet hair, DO NOT waste time or water attempting to rinse it out. Toss it into a plastic bag of soiled rags, grab a clean one and continue finishing the toilet. You may need to repeat with additional rags if this is an “in-depth” job. Wet and use each towel only once for very dirty tasks. Don’t bother rinsing them to use on this job again. When you are finished, throw the soiled towels into your washer with detergent and bleach. (They’ll need to be washed in a separate load from clothing or bath towels.) Let the machine do those rinsing and ringing steps for you.

Microwave ~ Help!

For easy wiping of a dreadful microwave mess, fill a glass or ceramic bowl with 3 to 4 cups of water. Place it inside your microwave and boil on HIGH for 10 to 15 minutes. Very carefully remove the bowl of hot water. Baked-on food will now easily wipe clean. Take care as steamed microwave walls will be hot to the touch.

How Long Does It Really Take?

Task: feed dog.

Estimate: 3 hours.

Actual time: 3 minutes.

One of my clients decided it was time her two teen-aged girls started helping around the house. You’d have thought the world had ended after one was asked to fold a basket of towels. In her mind, this formidable task was going to consume her entire evening! Being an astute mom, my client realized her kids were overwhelmed & so began estimating a number of minutes each job should take. When they heard feeding the dog took only 3 minutes or putting away groceries only 12 minutes they were much more willing to participate.

This homeowner in Silver Spring, MD uses crushed soda cans as siding. He collects cans from all over the world and people also donate them. His home has been featured on HGTV for his eco-friendly, affordable alternative.

Upscale hotels taught me a trick I’ve been using for years in my home: use wash cloths as hand towels in your bathroom. Place a basket or stack of them on your counter and have a second, wicker basket on your floor or under the sink to hold damp, used ones. Keep your sink clean by wiping it out with the cloth before tossing it. (I use a wicker trash basket to prevent mold build-up before laundry day.) For households of one or two, the same towel can be used several times but for larger families it is a good idea to consider them “one-use” before they hit the second basket. Wash them with a little bleach so they stay white and germ-free.

-Prevents the spread of germs
-Keeps your sink clean
-Helps avoid that “smelly towel” syndrome created by everyone using the same towel which, of course, never actually dries.

This month I joined the Alexandria Chamber of Commerce plus donated cleaning services in silent auctions for both Zion Lutheran Church and Douglas County Hospital. One house has already been cleaned with another scheduled for next Tuesday. Yes! What a great way to give while meeting wonderful people.

The Chamber of Commerce has many opportunities to volunteer, meet new people and give back to the community. At the Quarterly Luncheon on December 14th the new members meeting had a fantastic turnout with about 30 business owners introducing themselves.

Six people approached me with cleaning needs ranging from an expectant mother who already has a two year old and a full-time professional career to a rental unit owner to a resort owner with cabins to clean next summer.

One woman had just found a new cleaning service last month when her housekeeper of eight years left. (I told her she could always make a change.) She still asked for three business cards after learning I’d had numerous homeowners in the gated community of North Oaks near White Bear Lake, Mn. It was apparent to her if I’d grown my client list by referrals among those residents who include Congressional Senators, celebrities & business leaders, I’d proven myself to be trustworthy. Trust in my business comes on many levels: confidentiality, dependability and responsibility. Trust is paramount when you are allowing someone outside of your family circle access to your most private space – and with a key! And while you are not home! My first homeowner in North Oaks came to me by referral – so did all of the others. That does say something…

Membership in the Chamber of Commerce has already proven beneficial. Now I look forward to giving back through volunteer opportunities.
